Thanks for this valuable discussion our society git ghetto letter from collector as we had given consent only for redevelopment so they have asked what is our further process on self funding for paying free hold cost and other issues. This was before this circular from government so we had to give clarification considering 15% ready recliner rate cost for which we were eligible. How can such societies change their decisions to present 10% OR 5% if any upcoming further decisions by government are their.
It should be 5 % On RR of that year when converting lease to free hold , condition, first govt / collector should take all internal transfers fees with penalties and interest on internal transfers who have avoided, not paid , not taken permission and skipped on purpose when purchased in the past. Once internal transfers are done. Keep a gap of one year before conversion from lease to free hold
Also I think to pressurise govdrment and beaureaucrats all societies of maharashtra have to take morcha and if required will have to sit for hunger strike in front of Vishal sabha please take some stand like this unless just going to court and fight won't resolve this matter.

Our Hsg society paid 15% on 2nd March, 2024 due to the govt order to convert collector land to Freehold. We got demand notice to pay dues by 7/3/2024. Do we have any chance to get a refund of the extra payment ?

5 % Of RR is a practical procedure to expedite redevelopment process for all types of redevelopment.
